Aqua Mirage Marrakech Changes Ownership Amid Growing Investment in Morocco's Hospitality Sector
In a significant development for the hospitality landscape in Morocco, the Aqua Mirage Marrakech, a prominent 550-room resort featuring an expansive water park, has recently been sold to an international investor. The transaction, which was finalized in September 2026, has only now come to light, underscoring the discreet nature of high-stakes real estate deals within the vibrant city of Marrakech. The details surrounding the sale, including the purchase price and the identity of the buyer, remain confidential, leaving many in the industry speculating about the future direction of this beloved tourist destination.
Located along the Tahanaout road, just south of Marrakech, Aqua Mirage boasts four-star accommodations and operates on an all-inclusive basis. Set within a sprawling 20-hectare estate, the resort offers a diverse array of amenities, including three outdoor swimming pools, six tennis courts, and a state-of-the-art conference center. The sale marks a strategic move within a series of recent hotel transactions in Marrakech, marking the city as a focal point for international investment in the tourism sector.
Colliers Maroc, a leading real estate agency, played a pivotal role in facilitating this transaction, representing Actif Capital I in the sale of Tertia 4, the entity that owns Aqua Mirage Marrakech. The agency highlighted the property’s substantial potential for further development, indicating that the new owner could expand the hotel by adding approximately 250 additional rooms, thereby increasing its total capacity to around 800 rooms. Such an expansion would represent a remarkable 45% increase in accommodation offerings, emphasizing the resort's significant growth prospects.
This sale aligns with a broader trend of real estate transactions involving major hotels in Marrakech. Colliers Maroc previously assisted in the sale of the Radisson Blu Marrakech Carré Eden to the Risma Group, and in September 2024, the Egyptian Pickalbatros Group acquired the Palmeraie Resort, which includes two large hotels and a golf course. These transactions reflect a growing confidence in Morocco's tourism sector, which continues to attract international investors seeking lucrative opportunities.
For now, Aqua Mirage Marrakech will maintain its current capacity of 550 rooms as it transitions to new ownership. With its appealing amenities and strategic location just five kilometers from Tahanaout, the resort is poised to remain a key player in Marrakech's thriving hospitality scene.
